The College Station Redevelopment Project (G3 Towers) is comprised of two separate hi-rise towers totaling 52 stories that sit over a shared 8-story podium that contains commercial uses, structured parking, and residential liner units. The ground floor contains both active uses such as residential lobbies, office lobbies, commercial-use spaces, and an instructional and assembly space earmarked for Miami Dade College, as well as more utilitarian spaces, including garage entrances, loading and services entrances and service/back of house spaces to support the buildingsā€™ functions.

Above the ground floor, the podium is lined above the ground floor along its primary frontage facing NE 2nd Avenue with 7 floors of residential liner units. The project will provide an upper-level park as amenity to both the office and residential units with pool decks for the residential tenants located at the roof level of each tower.
